These Terms and Conditions outline the rules and regulations for using our website flamingoamber.com and the services provided by Flamingoro Vacation Homes L.L.C, operating under the trade name Flamingo Amber (“we,” “our,” “us”).

By accessing this website or booking our services, you agree to comply with and be bound by these Terms and Conditions. If you do not agree, please do not use our website or services.

2. Scope of Services

Flamingo Amber provides luxury accommodation, transportation, maid, meal, and golf travel services in the United Arab Emirates.
All bookings are subject to availability, confirmation, and full payment according to the terms below.

3. Booking and Payment

A 30% deposit is required at the time of booking to secure your reservation.
The remaining 70% balance must be paid 45 days before arrival.

If the booking is made within 45 days of arrival, the full amount (100%) is due at the time of booking.

In the event of unforeseen circumstances:
  • Apartments may be substituted with another of equal or higher standard.
  • Vehicles may be replaced with another of the same class or higher.

4. Cancellations and Refunds

Cancellations made 30 days or more before arrival are eligible for a full refund.
For cancellations made less than 30 days before arrival, payments are non-refundable.
In the unlikely event that we must cancel your booking, a full refund or equivalent alternative arrangement will be offered.

5. Check-in / Check-out

  • Check-in: From 4:00 PM

  • Check-out: Until 12:00 PM
    Late check-out is subject to availability and may incur additional fees.

6. Guest Responsibilities

By staying with Flamingo Amber, you agree to:

  • Treat the property and staff with respect.

  • Refrain from illegal activities on the premises.

  • Take responsibility for any damages caused by you or your guests.

  • Follow community and resort rules during your stay.

Failure to comply may result in termination of stay without refund.

7. Liability

Flamingo Amber strives to ensure your comfort and safety. However:

  • We are not liable for loss, theft, injury, or damages to personal belongings.

  • We are not responsible for events beyond our control (e.g., weather, flight delays, strikes).

  • Our total liability will not exceed the total amount paid for your booking.

8. Travel and Golf Experiences

Golf bookings and activities are managed through our trusted partners.
While we coordinate tee times, transport, and logistics, availability and conditions may vary depending on golf clubs and partner facilities.

We are not responsible for cancellations or changes made by third-party providers but will always assist in finding suitable alternatives.

9. Privacy and Data Protection

Your privacy is important to us.
All personal information is handled in accordance with our Privacy Policy. We collect only the data necessary to process your booking and enhance your experience.

10. Intellectual Property

All website content — including text, images, logos, and designs — is the property of Flamingo Amber or its licensors.
You may not reproduce, distribute, or modify any content without written permission.

11. Governing Law

These Terms and Conditions are governed by the laws of the United Arab Emirates.
Any disputes will be subject to the exclusive jurisdiction of the courts of Ajman, UAE.

12. Amendments

Flamingo Amber reserves the right to update or modify these Terms and Conditions at any time.
Any changes will be posted on this page with an updated revision date.
